Our Dual Key / Dual Living Design Range

Concept of Dual Living consists of two individual self-contained residencies all contained within the one traditional housing design.

The dwellings are split by a certified fire wall, which allows the owners to separately rent one or both of the homes to tenants, offering an additional rental income and making this investment cash-flow positive.

Why Dual Living?

Why Dual Living? – Positively geared from the very first rental payment

Low Outgoings – No strata fees, low council rates and water rates, which maximises yields & cashflow.

Cost Savings – In comparison to other dual occupancies with lower council fees, water rates and insurance costs.

High rental income – Up to 30% higher than a house of similar value, when fully occupied.

Lower vacancy periods – All located in high demand areas where affordable housing options are limited.

Diversified rental risk – Having two rental incomes rather than only one, significantly mitigate vacancy rate.

Higher Depreciable items – In comparison to a standard single dwelling due to the additional fixtures and fittings of the Secondary dwelling.

The Benefits

There are several benefits of dual occupancy investment properties. The main factor being the ability to maximise the potential of one block of land. Essentially this means improved cash flow and reduced maintenance costs. Furthermore, they are a smart decision for investors looking to grow and diversify their property portfolio.

  • Two sets of rental income producing a higher yield, which should ultimately make this a cash flow positive investment.
  • Lower risk associated with vacancy periods as there is a secondary rental income.
  • No strata fees, as the dwellings remain on the same lot/title

How it works

For a large number of people, the cost of living in some areas is making it difficult to get into the housing market. Some analysts predict that entire generations of Australian families may never be able to afford to buy their own homes.

So a growing number of Australians are exploring new ways to live and getting creative with their choice of home and it’s called Dual Living. This is a whole new level of the granny flat, essentially designing a purpose built dual living home – two separate homes each with its own entrance and facilities but, unlike a granny flat, you’re not building a separate structure which can save you money on construction costs and time.

Dual living offers families increased flexibility as the family grows and dynamics change, and eventually, it can offer a rental income stream that can help you pay off your home even faster.

Location

Tamworth is the largest city and administrative centre of the New England region of northern New South Wales, Australia. Situated on the Peel River within the local government area of Tamworth Regional Council, about 318 km from the Queensland border, it is located almost midway between Brisbane and Sydney. It is the second largest inland city in New South Wales after Wagga Wagga. At June 2018, the City of Tamworth had a population around 62,183, including the towns and villages of Manilla, Bendemeer, Barraba, Nundle, Moonbi and Kootingal.

The city is known as the “First Town of Lights”, being the first place in Australia to use electric street lights in 1888. Tamworth is also famous as the “Country Music Capital of Australia”, annually hosting the Tamworth Country Music Festival in late January; the second-biggest country music festival in the world. The city is recognised as the National Equine Capital of Australia because of the high number of equine events held in the city and the construction of the world-class Australian Equine and Livestock Events Centre, the biggest of its kind in the Southern Hemisphere

Testimonials

First build with Bramwell Homes, absolutely brilliant build. Easy to deal with, the workmanship from the tradies was craftsmanship. It is plumb and square not like others, the sarking under the roof tiles was like it had been ironed, no waves through the tiles. The plaster work incredible, the kitchen same, the tiling job straight and even. What more could you ask for. I love the finished product! Big thanks to all the guys and girls at Bramwell, especially Trish, and to Kaitlin for sending us updates through photos

Bramwell homes helped me right throughout the building process from start to finish. They kept me updated with regular photos of the building progress and ensured that the workmanship was of a high quality. They also kept me up to date on the various completion stages and with the arrangements for handover. I’d recommend Bramwell Homes as a quality builder for anyone wishing to develop a residential property to live in or for investment.
